Mountain Sea Properties Policies 

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. 

CANCELLATIONS. Reservations will be paid in full at the time of booking. Reservations are nonrefundable for any cancellations. We strongly recommend you obtain travel insurance for peace of mind. You will receive a link to our Travel Insurance Partner- Safely- in your confirmation email. There are no refunds for early departures. No-shows are responsible for the full cost of the reservation. OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall not exceed the occupancy limits stated in the listing. Children of all ages, including infants, are considered as occupants and are included in the total. If more than the authorized number of guests listed on the reservation are found on the Premises, the Agreement will be subject to termination by the Host. 

EVENTS/ PARTIES/ LARGE GATHERINGS. No events, parties, or large gatherings are permitted. Day visitors must be approved in advance by Host. 

PETS. With the exception of our Beechwood property, the Host does NOT allow pets and no pets are allowed on the Premises at any time. If the Guest is found to have pets on the Premises, the Agreement shall be subject to termination and guest will be required to pay a minimum of $200 Pet Fee. Beechwood is our only property that allows dogs and they are only allowed with prior notice and a non-refundable pet fee of $200 per pet. Limit is 2 dogs (cats not accepted).

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. 

CHECK-IN/ CHECK-OUT. Check-in time begins at 4:00 PM EST. Due to housekeeping and maintenance schedules, we are unable to accommodate early arrivals. We will do our best to notify you if an early check-in becomes available. Check-out time is 10:00 AM and the cleaning crew will arrive promptly at that time. Guests shall follow the departure instructions provided. Unapproved late departures may be subject to fees up to one night's rent and potential removal of belongings from the property. There are no refunds for early departures. 

SMOKING POLICY. Smoking on the Premises is prohibited. 

FIRES. Absolutely NO outside fires or campfires are permitted.
